No Cost To You

When a Seller agrees to list a property, they also agree to pay a commission to the listing agent. The listing agent then agrees to split that commission with the Buyer's agent. This is how I will be compensated. There is no direct cost to you.

Getting To Know You

In our initial meeting I will get to know you and understand what your real estate needs are. I hope to learn your expectations and wishes and then use that information to help determine the type and location of property that will fulfill your desires.

Pre-Approval

This is a very important step in the beginning of your home buying search. A pre-approval letter will expedite the process of buying and closing on your dream home. If you do not already have a mortgage lender I will be happy to assist you in finding one.

The Home Search

Together, we will visit homes that meet your specifications. In the event that there is not a property currently available that fulfills your expectations, I will continue the search daily. You will receive updates from me whenever a new listing comes on the market that meets your criteria. I want my clients to have the first purchase opportunities on new listings.

Create & Negotiate the Contract

You've finally found your dream home…now what? I will prepare an offer of purchase on the property you choose. My experience helps me to cover all the small details in the purchase and negotiation process. I will be sure all loose ends are tied tightly and that you get a fair deal in the end.

Home Inspection

Before you finalize the purchase of your new home, you will want to be sure the home is inspected and its condition and quality is improved by a certified inspector.  I will coordinate these appointments and any follow-ups that may be needed.

Closing Attorney

Once again, my local experience has allowed me to build great relationships with closing attorneys/title companies. I will be sure that all documents are provided to your closing attorney and will be present at the closing to be sure everything goes smoothly and as planned.

After the Sale

Feel free to call me with any questions you may have whether it is about your new home or the Fernie area. I would be more than happy to recommend restaurants, accomodations, activities, etc. for those of you who do not know the area.
